The Operations Team

Our Real Estate Operations team works behind the scenes, looking for and managing investment opportunities, following industry best practice and applying market analytics to ensure seamless transactions and an unparalleled service.

We are looking for a Quantity Surveyor / Quality Controller responsible for validating the commercial integrity and on-site execution of Stake’s renovation scopes. This role bridges cost analysis with site-level quality assurance, ensuring contractor quotations are market-aligned and that material delivery matches agreed specifications. The objective is to safeguard project margins and uphold construction standards across the portfolio.

🚀What you’ll do:

Key Responsibilities

• Review contractor BOQs and quotations during the scoping phase to validate that pricing is accurate, competitive, and in line with prevailing market rates.
• Flag inconsistencies or inflated costs and provide benchmarking data to support commercial negotiations.
• Work collaboratively with internal design teams to ensure scopes are well-defined and commercially sound before project kick-off.
• Conduct routine site visits to verify that materials delivered and used match the specifications in the approved BOQ and contractor scope.
• Track and report deviations in material quality, substitution, or quantity, and escalate concerns promptly.
• Liaise with contractors to resolve discrepancies and ensure compliance with contract terms.
• Support value engineering reviews to improve cost-efficiency without compromising design intent or quality.
• Provide monthly reporting on cost validation, material compliance, and emerging risks across active projects.

Key Performance Indicators

• Accuracy and consistency of contractor quotations relative to market benchmarks.
• Number and severity of material deviations caught and corrected during execution.
• Timeliness of cost validation during scoping phase.
• Contractor satisfaction and reduced variation orders due to early-stage clarification.
• Improved IRR through cost controls and value engineering inputs.

👀 What we’re looking for:

• Bachelor’s degree in Construction Management, Civil Engineering, Quantity Surveying, or a related field.
• 3-4 years of experience in a cost control, estimating, or QA/QC role within the UAE renovation or construction sector.
• Proven knowledge of current market rates for materials, finishes, and labour in the UAE.
• Familiarity with BOQ structures, tender review processes, and quality control protocols.
• Strong attention to detail, critical thinking, and analytical skills.
• Effective communication skills and ability to work across design, procurement, and project management functions.
